If your AC has been running nonstop this week, it’s not your imagination — and it’s not just your electric bill you need to worry about. With heat index values hitting 110° across North Texas through Friday, air conditioners in Sanger are working harder than they have all year. And a hardworking AC system produces one thing homeowners rarely think about: condensation. A lot of it.
That condensation has to go somewhere. When it goes where it’s supposed to, you never notice it. When it doesn’t, you can end up with water damage happening quietly behind a wall or under a floor for days before anyone sees a stain.
Why 110° heat makes this worse
Every time your AC cycles, it pulls humidity out of the air and turns it into water, which drains out through a small condensate line — usually a PVC pipe running from your indoor unit out to the exterior of your house. On a mild day, that line might carry a cup or two of water. On a day like today, with the system running almost continuously to keep up with a 110° heat index, that same line can be draining several gallons.
A drain line that’s mostly clear but has a little algae or dust built up might keep up fine under normal conditions — and then can’t keep up when the volume triples. That’s when it backs up, and that’s when water starts finding a path you didn’t build for it: into the drain pan, over the edge, down through the ceiling, or into the wall cavity next to the air handler.
The warning signs worth checking today
You don’t need any special equipment to check most of this. Give these a look before the weekend heat rolls on:
- A musty smell near a closet, attic access, or wherever your air handler lives — often the first sign, before you ever see a stain.
- Soft, discolored, or bubbling drywall or ceiling anywhere near AC ductwork or the unit itself.
- Water or a damp ring around the base of the indoor unit or on the floor of a closet or utility space.
- The condensate line dripping heavily outside — a little drip is normal, a steady stream is a good sign the line is working exactly as it should, but no drip at all can mean it’s clogged and backing up somewhere you can’t see.
- Your AC’s safety switch tripping and the unit shutting off — many systems are built to do this on purpose when the drain pan gets too full, which is actually a good thing. It means the safety worked. It also means you have standing water that needs attention.
Why “it looks dry” isn’t the same as “it’s fine”
Here’s the part that catches people off guard: by the time you can see a stain, the water has usually already been sitting in the wall or under the flooring for a while. Surfaces dry pretty fast. The structure underneath, the wood, the insulation, the subfloor, holds onto moisture much longer, and that’s exactly the environment mold needs to get started. A wall that looks fine today can still be hiding a slow, ongoing problem.
If you find active water or a soft spot, the safe move is to get it looked at rather than just wiping it up and hoping. A quick check now is a lot less disruptive than dealing with hidden damage that’s had a week of North Texas heat and humidity to grow.
